Home Description:
This home is a spacious 4 bedroom 3 bathroom family home located in Oak Point, Texas. It is in between 2 major freeways and only 30-40 min from DFW or DAL airports.
The home features an outdoor patio with a fenced in yard, with LED solar lights.
Large kitchen space for a family to gather around an island facing the living room. Living room seats 7, 2 of which are leather recliners. Electric fireplace helps with relaxing evening playing games with the famly. A high chair is provided for toddlers to eat safely and contained. Child safety doors are available, as well as child safe drawers and cabinet doors in the kitchen.
The master bedroom has 1 king bed, each side is independently adjustable. Includes private master bathroom with seperate jacuzzi tub and large shower. A seperate recliner and large TV is available to take your time waking up before the family.
Bedroom 2 has a queen bed with large walk in closet and lots of drawer space.
Bedroom 3 has a queen murphy bed which can be put up to allow for toddler toys or play pen which is provided. TV is available to act as a play room. A rising desk is provided. If you need an monitor, let us know ahead of your stay.
Bedroom 2 and 3 share a full bath with 2 sinks near the large laundry room with brand new washer and dryers and seperate refridgerator.
Bedroom 4 has a queen bed with its own fully double sink bathroom, large walk in closet and away from the rest of the noise of the house. A seperate desk is provided, but let us know ahead of your stay if you'd like to borrow a seperate monitor to work.
House Rules - Fees are mentioned here because I will be charged to have listed item cleaned. Pictures are taken of the home before each stay.
1. Maximum occupancy is eight (8) persons, adults and children.
2. There cannot be more than three (3) vehicles parked in the driveway.
3. Leaky cars will be visible upon separation. FEE ADDED IF FAILED TO COMPLY ($150)
4. Leaky cars must park on the street.
5. The Garage is locked for the Owners and Guests are not permitted into the Garage, and any
other doors that record a digital fingerprint. Signs are on these doors reminding guests they are
not permitted. These doors are heavily locked and if entry is made illegally by a Guest, we will
exercise our right to protect our home to the fullest extent of the law.
6. NO parties or illegal drugs are allowed. If you have drugs, turn around and exit the house. Any
drug use that requires remediation will be passed on to the Guest at the fullest extent of the
law.
7. We ask you to be kind to our neighbors and refrain from loud noises. No outside music or
loudness on the patio past 9pm. Enjoy Downtown for your rowdy side.
8. NO smoking allowed inside or OUTSIDE the house. If you are a smoker, turn around an exit the
house. FEE ADDED IF FAILED TO COMPLY ($500) this will include cigerette buds left outside.
9. NO pets allowed, at all. If you have any pets, this is visible to the outside cameras, and turn
around and exit the home. Any cat or dog dander that could endanger the next guest that may
have severe allergies of which. FEE ADDED IF FAILED TO COMPLY ($500)
10. Follow the checkout procedures.
11. Rental platforms do allow video recording in areas of the home that guests are not permitted.
We have one, actively recording camera overlooking the front of the home, and the ring door
bell, which records video and audio. There is also a ring camera on the back patio, that actively
records as well. There is also a noise decibel device. It does not record audio or video. All
devices are on the exterior of the property.
12. If a deep bio clean is needed, this fee will be past down to the guest and impact the deposit if
necessary. FEE ADDED ($250)
About the House and the Neighborhood
1. Trash is collected on Monday. If you are staying more than a week and wish to get rid of the
trash, please roll the trash cans to the street the night before or early Monday morning.
Otherwise, we will dispose of the trash after your departure. Blue cart is for recycling. Green
cart is for trash.
2. The house has 2 fire extinguishers located under the stove in the kitchen.
3. There is a first-aid kit located under the stove in the kitchen.
4. There are 1 air conditioning units with one controller in the master bedroom. It is a
nest, and is remote controlled by the owner. It is set to eco mode when guests are
gone but senses when people move in front of the nest, it is set to operate when there
is movement in the house. Monday-Friday the system will regulate temp at 10a and
4pm to 74 degrees, and at 10pm, the temp drops to 70. On Saturday and Sunday, it
drops to 70 degrees at 8pm. If you find that you need to adjust it, go to the controller
at in the master bedroom and turn in gently holding the sides of the nest. You will hear
it kick on. DO NOT TURN IT TO 50 DEGREES TO COOL THE HOUSE FASTER. It’s
a brand-new air conditioner, be patient, you’ll feel the house cool down soon enough.
5. Please do NOT step on the flower beds, or cut the flowers. DO NOT DRIVE OVER THE SPRINKLERS. This should be obvious but...FEE ADDED IF FAILED TO COMPLY ($150)
6. We would prefer no fires since the chiminea can’t be moved and ambers go up too high.
7. We have a pest control service that sprays the house inside and out quarterly. If you
encounter bugs inside the house, please let us know so we can promptly address the
issue. However, you will encounter bugs outside the house. There is nothing we can do
about that. Walk outside at your own risk.
8. We have a lawn service that we try to manage based on booked dates but occassionaly that is missed. They enter the back gate and show up after 8am and before 5pm.
