Welcome to our modern and relaxing studio in the historical district of Riverside area only a short walk to 5 points. Enjoy nearby shopping centers, outdoor parks, exquisite restaurants, and much more within walking distance. Very close to downtown and Avondale.

If you are looking to stay in one of the most desired areas in Jax, this is where you need to be. It has Smart TV's and fast Wi-Fi with Netflix and Disney+ which is perfect for guests staying with us for extended periods of time.
We are pet friendly and charge $25 per night per pet for short term stays. For longer stays, we charge $150 per week and $300 per month per pet. If you are booking with us and are bringing a pet please let us know ahead of time! This fee is non-negotiable for any animal.

Events/parties are strictly prohibited and will result in a $1000 fine. A party / event is in effect any time the guest count exceeds either the maximum allowable on the property or the amount of guests booked.

A TV with Netflix, Amazon Prime, Disney+, ESPN+ and an HDTV antenna is available but there is NO CABLE.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples). We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

We have a smart thermostat in place in this property and do limit temperatures to the following ranges to reduce our environmental impact:

Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F

If this is outside of your comfort zone, then this apartment may not be a good fit for you.

***Finally, smoking is strictly forbidden anywhere on the property - inside the bungalow or in any outdoor areas***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) we will assess a $250 cleaning fee in addition to the regular cleaning fee***
